Fixing old houses is fun! But it can take a lot of time and money. Be ready for anything. I have rehabbed over 40 houses and I need a break. So I am going to enjoy the world of cyber rehab for a while. But here is a picture of the good old days.

Shelby,
since you seem to be a rehab guru, do you have any suggestions on the best way to insulate an old house house? Winter is coming and Montpelier can get bitter cold.

That actually is a before shot! We ripped it down to the studs and put it back together for only 400K. What a beast. Also we tore down the shack in back as well. This what it looks like now.

It is a hefty investment but we only paid 58K for the building. The home has 8 bedrooms and each room rents for 500 a month so we bring in 4000 and I think our expenses are around 3700 so it is a positive cashflow situation which is all I am looking for. Just keep it rented and wait for the area to get even better. The problem is when you get tenants who stiff you on rent or destroy the place. Here is a photo of the damage the last tenants upstairs did to this great place!
